A 4-storey townhouse in a convenient location with ground floor commercial unit. Positives: : - Great location for transport hubs: BTS/MRT = 3km to Wong Sawang Station, 4km to Yaek Tiwanon Station, 3km to Bang Pho Station; Expressway = 1.5km to Si Rat-Outer Ring Road Express Way; Chao Phraya Express Boat = 1.8km to Rama VII Bridge Pier, 650m to Pibul 1 Pier, 650m to Wat Khema Pirataram Pier - Great location for students/teachers/education staff: KMUTNB = 900m; Rajamangala University = 900m; Satrinonthaburi = 200m - Great location for business: Commercial front with wide swinging door; Parking space in front; close to main road (Pibulsongkram Road = approx. 60m away) - Great construction materials: Good quality tiles used throughout building; Hardwood doors; Glass front with film on windows; Sturdy metal stair railing from ground to top floor - Cul-de-sac road, so no through traffic making it safe and generally quiet. - Wide front large enough to fit a full car length (4.3m) - Balcony with nice view over the Chaopraya and towards Bangkok - Bathrooms on 1st, 3rd, and 4th floor (pipework remains for bathroom on 2nd floor) - Only 3km away from many restaurants serving delicious food on Nakhon In Road. There are also supermarkets and other stores near here - Technically in Nonthaburi, but only a few metres from Bangkok (nice view of the ‘Welcome to Bangkok’ sign from the balcony ^_^)  Things to consider: - Building has not been lived in for several years, so might need some slight maintenance to water pipes, cabling, and any other area that deteriorates from not being used. - Backroom extension on the ground floor has some cracking from a tree (this was present when we bought the building and has mostly been dealt with, just not fully repaired). - Second floor is in need of renovation: we opened up the room to take advantage of the natural wind tunnel for cooling the house and to make a large living room/kitchen area. However, we ended up moving several years ago and never finished the project. - Front step may need some maintenance. In reality, it has been like this since we purchased the property, but there is some cracking apparent which should be easily fixable. We are looking for 3.2 million baht for this property which is in line with similar units which are much further into the side streets and in much less convenient locations.
