The Condominium is located in Grand Beach Condominium 1 in Mae Phim, Rayong and is located on the 3th floor on the short side of the house and faces directly to the sea. It is very close to the 3 kilometer long beach in Mae Phim, which on the weekends is very well visited. While in the weeks you can have large parts of the beach to yourself. The owner says: “As I’m writing this I’m looking in the distance from the dining table and I can see the ocean, A far ocean view. I don’t have to step out to the balcony and look from the edge or stand in certain place, I see blue water just sitting inside anywhere I look I see the ocean in the distance.” The Condo, which has a total of 91.1 sqm of living space, consists of a combined living room and kitchen in an open floor plan, 2 bedrooms, 1 bathroom and a large balcony. From the long balcony at an angle, but also from both the living room and master bedroom you have very good views over the local part of the beach and out over the sea. This Condo is on the west side so it doesn’t get hit by the sun so it stays cool it has both sunrise and sunset views and next to the beach club with pool views. The bathroom is fully tiled and the kitchen has a 4-plate hob, cooker hood, and a double door fridge and freezer. Both bedrooms and the living room have A / C. The Condo is lightly used as no one has lived in the Condo just some guests not often so it’s in wonderful condition. On the house roof, which has 5 floors, there is a communal infinity pool facility, with child part, for the residents of the house. There are also sun loungers, shower and toilet. Directly outside the house door is access to restaurants, supermarket, medical care, massage, cafe, ATM and more. For those who want to rent out their condominium, there are several alternative companies that can be helpful. Mae Phim is located on Thailand's weatherproof east coast in Rayong province about 2.5 hours drive to Bangkok Airport Suvarnabhumi and to the growing U Tapao airport it is only about 1.5 hours drive. If you like golf, there are several fantastic and well-kept golf courses in the immediate area. The owner purchased this Condo years before it was even built so no one but him has had an opportunity to own this Condo until now. This is a perfect Pied-a-terre or retirement Condo in a quiet seaside Thailand town which is difficult to find these days.
Foreign nationals can own condominium units as freehold owners in buildings where no more than 49% of the unit floor space is owned by foreigners. Units that are part of the Thai quota or are being leased for 30 years can be converted to the foreign freehold quota if it is currently below 49%.
Foreigners can own a condominium Freehold in their own name. Condominium ownership is best explained by looking at an example of a project that has 100 units for sale.
In this example, 49 of the total units in this building (or 49% of the total salable area) can be owned outright by non-thai nationals in their name. The ownership titles of these 49 units is referred to as Freehold or Foreign Quota.
This leaves 51 units remaining in the building (or 51% of the total salable). The freehold rights to these units are reserved for Thai nationals in what is commonly referred to as the Thai quota.
