this off-plan condo in choeng thale is in a prime location, just a short walk to boat avenue and porto de phuket, making it convenient for shopping and dining. at the time of writing, it offers some of the best prices in the area.

modern loft ii is (as of 10/24) just being completed. the development is in a quiet but central location between bandon-cherngtalay and srisoonthorn road, approx. 10 min from boat avenue and 25 min from the airport. villas have a nice modern design and are priced reasonably despite good construction quality and finishing. the developer is well known and flexible for any client extras.

my favorite part about this building is the stunning rooftop. thé apartment itself was very spacious and comfortable for longer stay. i liked walking around the lagoon’s neighborhood, how close everything was like shops boat avenue beach and restaurants

trichada villas is a boutique development of about 20 mid-sized villas. it’s located only 2 minutes by car from boat avenue. all villas have a nice, clean modern design and 3-4 bedrooms. the estate is professionally managed by knight frank, and cam fees even include private pool and garden maintenance. it’s quiet and safe, nice place to stay.

the townhouses are run down and filled with cheap worn furniture. it seemed like 3/4 of the residents there were transient russians as a good deal of them seemed to disappear after only a few months. the ones that didn't disappear seemed to be running some kind of business out of their townhouse. the security might as well be forgotten about as 90% of the time the entrance gate was left open and a good deal of the time at night the guards would be asleep in the security hut. around 11 months into my lease the landlord told me the rent would be raising by approximately 35% and that he had already been advertising the place as available. i decided to move out and obviously plenty of others did too. at time of writing there are some 24 units available for rent at this tired looking moo baan. i was never given a condition report when i moved in and when i moved out 12 months later the landlord did everything, he could to keep my security deposit. 10 months later the landlord still has 48,000 baht of my money. safety: the area around the moo baan is unwalkable at night due to roaming soi dogs.
